Homeowners, Beware!
Ok, so you don't have any rentals in Richardson and you think this is of no concern to you? Think again!
-Point of Sale Inspections
In many parts of the country, point-of-sale (POS) inspections are required -- in order for homeowners to sell their properties, they have to pass a POS inspection.
Here is an example of how extensive the repair requirements are for homeowners in some cities.
In other cities, you are required to escrow 150% of the estimated cost of repairs.
If you don't pass the inspection, your buyer has to agree to make the required repairs. (i.e. Buyers will expect a big discount from you!) You can’t even give your house to your children without a POS inspection!
The city of Rowlett considered introducing POS inspections a few years ago.
-Tax Assessor May be Coming!
In New Hampshire, state law is being used to intimidate homeowners into allowing interior inspections of their homes by tax assessors. The same in New Jersey and Massachusetts. In NJ, a homeowner was charged with making terroristic threats, disorderly conduct and harassment (which was later downgraded to a petty disorderly persons offense, a misdemeanor) after she attended a tax revaluation meeting to dispute the assessed value of her home and reading from the Constitution.
-Government Search
If the municipal judge can issue an administrative warrant without probable cause to get a city employee into a rental property (accompanied by the police), what is to stop him from issuing a warrant to get the city into an owner-occupied house?!
-Who know what else the government will regulate next?
The city of Irving even regulates how many pets you can have in your own home!
"By city ordinance, Irving residents may have no more than four pets per home."
